Rental Issues. How can I protect myself?

Normal wear and tear is just that what would happen if people live in a unit for one year, there will be wear on the carpet, normal, there will be stains on the walls, normal and if you clean before turning over the apartment you should get all of your deposit back, use a video camera with date and time on it and doent all aspects of the condition because it sounds like you may have to take her to small claims court. Ask her for a walk through before you release it to her and do the video taping while she is there, if she has any complaints you can address them at that time and if she refuses it will benefit you if you have to take her to court, it might be to your advantage to give her a copy of the video so that she will know that you intend to hold her to the conditions of the lease.~
